 1.   Residential, Commercial & Industrial Properties

 

                Of course, we shall start off with residential property for your own stay.

                Within affordability, your spouse may buy one more for investment purpose. 

      Residential property usually gives high capital gain and rental return from 3 to 5%. 

 

 

 

 

 

 

 

 

 

 

 

 

 

        Then invest on commercial and industrial property.

 

                 Why not continue residential property?

                 Because second residential property owned by Singapore Citizen will be imposed ABSD. 

                 But, there is No ABSD for buying commercial and industrial property.

 

                 But how about 7% GST? 

                 GST can be refunded in certain condition.

 

               

 

         2.   What is Buyer Stamp Duty (BSD)?

 

You are required to pay stamp duty for every purchase of all types of property (residential, commercial & industrial property).

Stamp duty is computed on the purchase price or market value of the property (whichever is the higher).

 

 

 

 

 

 

 

 

 

 

 

 

 

What is Additional Buyer Stamp Duty (ABSD) ?

 

On 11 Jan 2013, the Government announced the revised ABSD rates applicable to purchase of residential property on or after 12 Jan 2013.

Affected buyers are required to pay ABSD on top of the existing Buyer’s Stamp Duty (BSD).

 

 

 

 

 

 

 

 

 

 

 

The ABSD Rate (%) is also computed on the purchase price or market value of the property (whichever is the higher).

To be paid within 14 days after exercising OTP or S&P.

However, there are ways to save ABSD.

 

 

 

Who is LINUS ?

 

Although foreigners are imposed by 15% ABSD rate on every property purchase, but there are 5 countries’ foreigners who can enjoy special ABSD Rate just like Singapore Citizen.

 

The 5 countries are LINUS:

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

What is Seller Stamp Duty (SSD) ?

 

On 11 Jan 2013, the Government announced that a seller's stamp duty (SSD) will be imposed on industrial properties which are bought on and after 12 Jan 2013 and sold or disposed of within first 3 years.

 

Whereas for residential properties which are bought on and after 14 Jan 2011, SSD will be imposed for disposal of property within first 4 years
